Talbot Hill home prices carried a median of $610,000 in the latest three-month window, at $320 per square foot and 15 median days on market. Only five homes closed in that stretch, so the neighborhood’s year-over-year swing of 27.6 percent reflects which houses sold rather than a citywide collapse in value.
That distinction matters more on Talbot Hill than almost anywhere else in Renton. This is a small, settled neighborhood south of I-405, and in a quiet quarter a handful of closings decides the headline. Read the median alone and you will misprice your house or your offer.
The Rache Team has spent more than 26 years guiding Renton families toward wealth and homeownership, and the hill above Renton Village has been part of that work the whole time. This snapshot lays out what Talbot Hill home prices actually are right now, what the data can and cannot tell you, and what buyers and sellers should do with it.

Figures are Redfin calculations from MLS and public records, pulled 2026-07-29. Neighborhood and citywide windows differ slightly.
What Are Talbot Hill Home Prices Right Now?
The current headline figure is $610,000. That is the median sale price across all home types in the neighborhood for the most recent three-month window reported by Redfin’s Talbot Hill market data, alongside a median of $320 per square foot and 15 days on market.
Homes are still selling close to asking. The typical Talbot Hill sale landed about half a percent under list price, and Redfin’s six-month competitiveness read describes the average closing as roughly one percent below list, with the fastest listings going pending in about a week at close to full price.
So the pace is healthy and the negotiation gap is narrow. The number that deserves scrutiny is the price move, because the sample behind it is very small.
Why the Talbot Hill Home Prices Headline Overstates the Drop
Five closings. That is the entire sample behind the current median, and it is the single most important fact in this snapshot.
For comparison, Renton as a whole recorded 234 sales in the most recent month Redfin reports. A citywide median built on hundreds of transactions absorbs an unusual sale without flinching. A neighborhood median built on five does not.
On Talbot Hill, whether a single 3,000 square foot house closes inside the window can move the median by well over $100,000 in either direction. The reported 27.6 percent year-over-year decline is therefore a mix shift, not a measure of what any individual home lost in value.
We say this plainly because the alternative costs people money. A seller who reads that number as a verdict on their house will underprice it. A buyer who reads it as an invitation will write an offer that gets beaten. Neither reaction fits what is actually happening on these streets.
The honest way to read Talbot Hill home prices is by property type and by recent comparable sales, not by a single neighborhood median. That is exactly how the next section breaks it down.
Talbot Hill Home Prices Split Into Two Different Markets
Talbot Hill does not have one price. It has two, and they barely overlap. The recent closings Redfin places in the neighborhood make the split obvious.
Attached homes along the Talbot Road corridor
The condominium and townhome communities clustered near Talbot Rd S and Davis Pl S form the neighborhood’s entry point. Recent examples include a 1,164 square foot two-bedroom at 4900 Talbot Rd S that closed at $484,995 on July 2, a 1,231 square foot two-bedroom at 5100 Talbot Pl S at $484,995 the same day, a 1,450 square foot two-bedroom at 5001 Davis Pl S at $483,000 on July 8, and a 1,322 square foot two-bedroom at 4901 Lake Pl S at $462,500.
That band is remarkably tight. Four attached homes, all between roughly $462,000 and $485,000, all closing within a few weeks of each other. For buyers priced out of detached houses across most of King County, this is one of the more predictable entry points in Renton.
Detached houses on the hill itself
The single-family side sits in a different range entirely. A 1,890 square foot four-bedroom at 1613 Morris Ave S closed at $650,000 on July 1. Larger homes went considerably higher: a 2,960 square foot four-bedroom at 726 S 38th Ct closed at $1,100,000 on July 20, and a 3,304 square foot five-bedroom at 10702 SE 170th Pl closed at $1,230,000 on July 21 against a list price of $1,249,800.
Run the arithmetic and something useful appears. Those two large detached houses both traded at about $372 per square foot, while the small attached homes ranged from roughly $333 to $417 per foot. Per square foot, the smallest homes on Talbot Hill are not the cheapest ones.
This is why we never quote a single figure for Talbot Hill home prices to a client. A buyer looking at attached homes and a buyer looking at a five-bedroom house are shopping in two markets that happen to share a zip code, an elementary school, and a freeway ramp.
Wondering which of those two markets your house actually competes in? Request a Talbot Hill home value review and we will price it against the closings that genuinely compare, not against a neighborhood median built on five sales.
How Talbot Hill Home Prices Compare With Renton Overall
Renton citywide posted a median of $712,074 for the three months ending May 2026, down 1.8 percent year over year, at $376 per square foot, according to Redfin’s Renton market data. The city recorded 234 sales that month against 246 a year earlier.
Set beside that, Talbot Hill home prices look roughly $100,000 lower and $56 per square foot cheaper. Some of that gap is real and some of it is composition.
The real part is housing stock. Talbot Hill built out mostly between the 1960s and the 1980s, so the detached inventory runs to ramblers and split-levels in the 1,200 to 1,800 square foot range, with newer infill scattered among them. The citywide median blends in far more new construction and larger floor plans.
The composition part is the condominium share. Talbot Hill carries a meaningful concentration of attached homes in the $460,000s to $480,000s, and when several of those close in the same quarter they pull the neighborhood median down hard while nothing about detached values has changed.
Competitiveness tells the more reliable comparative story. Talbot Hill scores 83 out of 100 on Redfin’s Compete Score. Renton citywide scores 84. On the measure least distorted by sample size, this neighborhood tracks the city almost exactly.
It is worth reading this piece alongside our Renton Highlands home prices snapshot, which covers a neighborhood with roughly twelve times the sales volume. The contrast between the two shows how much steadier a median becomes when the sample grows.
How Fast Do Homes Sell on Talbot Hill?
Fifteen days at the median. Citywide, the figure is 11 days, up from 7 a year ago.
Fifteen days is not a slow market by any normal standard. It means a listing that goes live on a Thursday is typically under contract inside about two weeks, which is a brisk pace almost anywhere outside a bidding frenzy.
The fastest Talbot Hill listings do considerably better. Redfin classifies homes that go pending in roughly 7 days at close to full asking price as the neighborhood’s hot properties, and those tend to be the updated detached houses on quiet interior streets.
What has changed since 2024 is that condition now drives the timeline. Two similar houses on the same block can sit 40 days apart in market time based on whether the kitchen, roof, and windows have been addressed. On a hill full of homes now 45 to 60 years old, deferred maintenance is the variable that separates a one-week sale from a price reduction.
What Talbot Hill Home Prices Mean If You Are Buying
The practical read for buyers is that Talbot Hill home prices reward preparation more than patience right now.
Three things follow from the data:
- Ignore the neighborhood median when you write an offer. Price against three to five genuinely comparable closings in the last 90 days, matched on property type, square footage, and condition. On a five-sale sample, the median is not a comp.
- Budget by property type first. Attached homes have been clustering near $462,000 to $485,000, the mid-size detached homes around $650,000, and the larger detached houses from $1.1 million upward. Deciding which lane you are in narrows the search faster than any filter.
- Expect to compete on the good ones. A Compete Score of 83 and 7-day pending times on the best listings mean the updated, well-located houses still draw multiple offers. The softness lives in the homes that need work.
The neighborhood advantages that support these values have not moved. The Talbot Road S interchange puts I-405 and the SR-167 connection within a couple of minutes. Talbot Hill Elementary anchors the community, and Talbot Hill Reservoir Park adds tennis courts, three pickleball courts, a playground, and open green space in the middle of the residential grid. Renton Village and the Uwajimaya market sit at the base of the hill, covered in our Renton shopping guide, and the Henry Moses Aquatic Center runs all summer nearby.

What Talbot Hill Home Prices Mean If You Are Selling
Sellers face the opposite risk, and it is the more expensive one. Talbot Hill home prices published by the national portals are being dragged down by the neighborhood’s attached-home closings, and an owner of a detached house who anchors to $610,000 is leaving real money on the table.
Price to your own segment. If your house is a 1,900 square foot detached home in good condition, the relevant comparable is the $650,000 closing on Morris Ave S, not the condominiums on Talbot Rd S. If it is a 3,000 square foot house, the July closings at $1.1 million and $1.23 million are your reference points.
Condition is the second lever, and this season it is doing more work than usual. Homes that present well are going pending in about a week near full asking price. Homes with visible deferred maintenance are the ones taking reductions. Paint, flooring, and a clean roof and gutter report change the outcome more reliably than any pricing strategy.
Timing is the third. We walk through the seasonal turn in our Renton fall market guide, and the short version applies here: the buyers still shopping in the fall are motivated, but they are also more selective about condition than the spring crowd was.
Frequently Asked Questions About Talbot Hill Home Prices
What is the median home price in Talbot Hill, Renton?
The median sale price in Talbot Hill was $610,000 in the most recent three-month window Redfin reports, at a median of $320 per square foot. Only five homes closed in that window, so the median should be treated as a rough marker rather than a valuation. Detached houses and attached homes in the neighborhood trade in very different ranges.
Did Talbot Hill home prices really fall 27 percent?
No. The reported 27.6 percent year-over-year decline reflects which properties happened to close, not a loss of value on individual homes. With only five sales in the window, a cluster of condominium closings pulls the median down sharply while detached house values hold. Renton citywide, where hundreds of homes sell each month, was down just 1.8 percent over a comparable period.
How much does a house cost on Talbot Hill compared with a condo?
Recent attached-home closings near Talbot Rd S and Davis Pl S landed between roughly $462,500 and $484,995 for two-bedroom units of 1,164 to 1,450 square feet. Detached houses ranged from $650,000 for a 1,890 square foot home up to $1,230,000 for a 3,304 square foot home in July 2026. The two segments barely overlap.
Is Talbot Hill a competitive market for buyers?
Yes. Redfin gives Talbot Hill a Compete Score of 83 out of 100, rated very competitive, against 84 for Renton as a whole. Homes go pending in a median of 15 days and sell at about half a percent below asking, and the most desirable listings go pending in roughly 7 days near full price. Multiple offers remain common on updated homes.
How do Talbot Hill home prices compare with Renton overall?
Renton’s citywide median was $712,074 for the three months ending May 2026, at $376 per square foot. Talbot Hill’s median sits roughly $100,000 below that, driven partly by older and smaller housing stock from the 1960s through the 1980s and partly by the neighborhood’s higher share of attached homes. On competitiveness the two are nearly identical.
Should I price my Talbot Hill home off the neighborhood median?
No. In a neighborhood that closes only a handful of homes per quarter, the median is a mix of whatever sold rather than a valuation benchmark. Price against three to five recent closings matched on property type, square footage, condition, and street. Anchoring a detached house to a median shaped by condominium sales is the most common pricing mistake we see here.
