Tiffany Park Home Prices: A Renton Market Snapshot

Tiffany Park home prices in southeast Renton ran from $589,000 to $750,000 across the four verified closings on neighborhood streets this spring and summer, with a midpoint of $689,000 and a median of roughly $350 per square foot. Every one of those four homes went under contract within seven days of listing, and three of the four closed at or above the asking price.

That is a much smaller and much more specific set of numbers than you will find anywhere else, and there is a reason for it. No major real estate portal publishes a Tiffany Park median. Redfin has no Tiffany Park neighborhood page at all. The figures that do circulate under this neighborhood’s name are drawn from areas many times its size, and they are wrong by tens of thousands of dollars in both directions.

We pulled the neighborhood’s own recorded boundaries from the Tiffany Park Neighborhood Association, matched every recent closing and active listing against that street list, and threw out everything that fell outside it. What follows is what is actually happening on these blocks, along with a plain account of why the published numbers disagree.

What Are Tiffany Park Home Prices Right Now?

Four homes on Tiffany Park streets closed between April and June of 2026. Here is every one of them, with the list price, the outcome, and how fast it moved.

  • 2609 Lake Youngs Court SE. Listed April 2 at $589,000. Pending in two days. Closed April 21 at $589,000, exactly the asking price. Three bedrooms, two baths, 1,600 square feet, built 1963. That works out to $368 per square foot.
  • 3207 SE 19th Court. Listed April 8 at $735,000. Pending in six days. Closed April 30 at $750,000, or $15,000 above asking, a gain of 2.0 percent. Four bedrooms, three baths, 1,810 square feet, built 1979. That is $414 per square foot, the highest of the four.
  • 1712 Olympia Avenue SE. Listed May 12 at $669,950. Pending in seven days. Closed May 29 at $653,000, or $16,950 below asking, a reduction of 2.5 percent. Three bedrooms, three baths, 1,970 square feet, at $331 per square foot.
  • 1632 Pierce Avenue SE. Listed May 21 at $715,000. Pending in three days. Closed June 12 at $725,000, or $10,000 above asking, a gain of 1.4 percent. Four bedrooms, three baths, 2,260 square feet on 0.27 acres, built 1980, backing to greenbelt. That is $321 per square foot, the least per foot of the four.

Sort those four by outcome and a pattern emerges that matters more than the median does. The two sellers who priced modestly, at $316 and $406 per square foot, were both bid up. The seller who priced at $340 per square foot took the only reduction. The one who priced at $368 got exactly what was asked, in two days.

In other words, Tiffany Park home prices in this window were not set by what sellers asked. They were set by whether the ask was defensible against the closings that came before it. That is a competitive market behaving normally, and it is very different from the picture a stale citywide median would paint.

Why No Website Publishes a Tiffany Park Median

This is the part that costs people money, so it is worth being direct about it.

Redfin maintains neighborhood market pages for a number of Renton areas. Benson Hill, Kennydale, Renton Hill, North Renton, the Highlands, Talbot Hill, Cedar River, Benson, Central Renton and Northeast Spring Glen all have their own polygon, their own median, and their own trend chart. Tiffany Park does not. There is no Tiffany Park neighborhood page, which means there is no Tiffany Park median, no Tiffany Park price per square foot, and no Tiffany Park competitiveness score to look up.

What exists instead is a page organized around Tiffany Park Elementary School, and that page is not a neighborhood. When we pulled it on September 4, it returned 44 closings from the previous six months. Those 44 homes ranged from $115,000 to $1,150,000. They included manufactured homes on Maple Drive, a unit on Maple Valley Highway, new construction out on 142nd Place SE, condominiums off 140th Way SE, addresses in the 98055 zip code on the Talbot Hill side, and a condominium on Harrington Place SE that sits in the Renton Highlands, several miles from Tiffany Park.

Of those 44 closings, exactly four sat on streets the Tiffany Park Neighborhood Association lists as its own. The other 40 were somewhere else.

Anyone computing a median from that set would produce a number for a sprawling, mixed area that happens to feed one elementary school. It would not describe Tiffany Park, and depending on how many manufactured homes or how much Fairwood new construction landed in the window, it could miss by $150,000 in either direction.

Zillow and Trulia both do recognize Tiffany Park as a place, and both returned the same five active listings when we checked them on September 4. That agreement is useful. It is also the only agreement between the major portals on this neighborhood, and neither site publishes a sold median for it either.

Where Tiffany Park Actually Starts and Stops

Because so much depends on the boundary, it is worth stating precisely. The Tiffany Park Neighborhood Association is a Washington nonprofit corporation formed in 2006 and recognized by the City of Renton, representing the owners of roughly 500 homes. It publishes its own boundaries, and they are these.

  • North: SE Royal Hills Drive, extending to and including Lake Youngs Way SE.
  • East: Pierce Avenue SE, running to SE 19th Court.
  • South: 116th Avenue SE and Edmonds Way SE, each running up to but not including SE 157th Street, plus Kirkland Avenue SE out to the pipeline where that street ends.
  • West: 116th Avenue SE, from SE 157th Street up to Royal Hills Drive.

Inside that outline the association counts the homes of the Tiffany Park Homeowners Association, a separate deed-based entity of 89 homes, along with Ponderosa Estates and the Allura development, 94 houses on 22 acres of former school district land between the Mercer Island Pipeline and the Cedar River Pipeline. Allura was known during its planning years as The Reserve at Tiffany Park, and it is the newest housing stock inside the boundary.

The association also publishes the full street list, which is the practical tool. If an address is on Beacon Way SE, SE Edmonds Court, Edmonds Way SE, Ferndale Avenue SE, Glenwood Avenue SE, Harrington Avenue SE, Index Court SE, Jefferson Court SE, Kirkland Avenue or Court SE, Lake Youngs Way or Court SE, Monroe Avenue or Court SE, Newport Court SE, Olympia Avenue SE, Pierce Avenue SE, or on SE 16th Place, SE 16th Street, SE 17th Court, SE 17th Street, SE 18th Court, SE 18th Street, SE 19th Court or SE 20th Court, it is in Tiffany Park. Edmonds Avenue SE counts from 15512 through 15620 and no further.

That street list is what we filtered every figure in this snapshot against. It is also how we caught that a Harrington Place SE condominium is not a Harrington Avenue SE house, which is the kind of distinction an automated radius search will never make.

What Is For Sale in Tiffany Park Today

Five homes were listed on Tiffany Park streets as of September 4, 2026. Against roughly 500 homes, that is about one percent of the neighborhood on the market, which is thin inventory by any measure.

  • 1665 Monroe Court SE. $749,950. Four bedrooms, three baths, 2,250 square feet, or $333 per square foot.
  • 1610 Olympia Avenue SE. $744,950. Four bedrooms, three baths, 2,190 square feet, or $340 per square foot.
  • 3208 SE 19th Court. $720,000. Four bedrooms, three baths, 2,220 square feet, or $324 per square foot.
  • 3200 SE 20th Court. $667,000. Three bedrooms, two baths, 1,750 square feet, or $381 per square foot.
  • 2633 Lake Youngs Court SE. $610,000. Four bedrooms, three baths, 1,750 square feet, or $349 per square foot.

The median ask is $720,000 and the median ask per square foot is $340. Set that against the closings and the market reads as broadly consistent. Sellers are asking a little above where the spring closed, which is what sellers do, and the per-foot asks cluster tightly between $324 and $381.

One pairing on SE 19th Court is worth pausing on, because it shows how little a neighborhood median would help you. Number 3208 is asking $720,000 for 2,220 square feet. Directly across the street, number 3207 sold in April for $750,000 at 1,810 square feet. The larger house is asking $30,000 less than the smaller house closed for five months earlier. Condition, layout, lot and greenbelt exposure explain far more here than square footage does, and no citywide or zip-level average captures any of that.

How Tiffany Park Home Prices Compare to Renton and Talbot Hill

Three reference points are worth having, and all three were pulled the same day.

Renton as a whole posted a median of $669,665 for the three months ending July 2026, down 7.6 percent year over year, at $385 per square foot, down 1.9 percent. The city recorded 205 sales in July against 274 a year earlier, a drop of 25.3 percent. Median days on market ran 18, up from 8 a year ago, and Redfin scores Renton 80 out of 100 for competitiveness, with the average home receiving two offers and going pending in about 24 days.

Zip code 98058 posted $739,836 over the same window, down 4.5 percent, on 127 July sales against 143 a year earlier, with 14 median days on market. That zip is far larger than Tiffany Park and takes in Fairwood, Benson Hill and a good deal of unincorporated county ground, which is exactly why it reads $70,000 above the city.

Talbot Hill, immediately adjacent, carried $710,000 at $334 per square foot, down 8.5 percent per foot, selling 0.7 percent under list in 13 days across 11 sales, with a competitiveness score of 83.

Tiffany Park’s $689,000 midpoint therefore lands about $19,000 above the city, about $51,000 below the zip code, and about $21,000 below Talbot Hill. Per square foot it runs roughly $350 against the city’s $385 and Talbot Hill’s $334.

The number that separates this neighborhood from all three, though, is speed. Renton’s average home goes pending in about 24 days. Talbot Hill takes 13. All four Tiffany Park closings went pending in seven days or fewer, and two of them in three days or fewer. Whatever the median says, homes on these streets are not sitting.

What the Automated Estimates Get Wrong

Every one of the four Tiffany Park closings now carries an automated valuation well above what the home actually sold for, and the gaps are not small.

  • 2609 Lake Youngs Court SE sold for $589,000 in April. Its current automated estimate is $751,998, about $163,000 higher, a gap of 27.7 percent.
  • 1632 Pierce Avenue SE sold for $725,000 in June. Its current estimate is $827,349, about $102,000 higher, a gap of 14.1 percent.
  • 3207 SE 19th Court sold for $750,000 in April. Its current estimate is $826,216, about $76,000 higher, a gap of 10.2 percent.

These estimates are algorithms, not appraisals, and they are drawing on the same thin and geographically confused comparable data described earlier. When an automated model has no neighborhood polygon to anchor to, it reaches outward for comparables, and outward from Tiffany Park means Fairwood, the Highlands and the 98058 sprawl. That is a plausible explanation for gaps this wide, though the models do not publish their reasoning.

Either way, the practical instruction is the same. An automated estimate is not a comparable sale and should not be used to set a list price or an offer. Three homes on these streets sold this spring for a combined $324,000 less than the machines now think they are worth, and those recorded sale prices are the facts.

We saw the same instability in the published figures for the neighborhood next door. When we pulled Talbot Hill in late July, it showed a median of $610,000, down 27.6 percent, on five sales. When we pulled it again on September 4, it showed $710,000, down 0.7 percent, on eleven sales. Same source, same neighborhood, five weeks apart, and a $100,000 move in the headline caused almost entirely by the sample growing from five closings to eleven.

How to Price a Tiffany Park Home Without a Neighborhood Median

Given all of the above, here is the method we use, and the one we would recommend to any owner or buyer working these blocks.

  • Start from the street list, not a map pin. Confirm the address sits on one of the association’s streets. A radius search will pull in Talbot Hill, the Highlands and Fairwood inventory that has no bearing on your value.
  • Use closings, not medians. With four sales in a quarter across a 500-home neighborhood, the median is a marker, not a valuation. Three to five genuinely comparable closings, matched on square footage, age, condition and lot, will tell you far more.
  • Do not apply a single per-foot rate. The four closings ran $321, $331, $368 and $414 per square foot, and they do not sort neatly by size. A flat rate applied across this neighborhood will be wrong on most houses.
  • Price to the closings, then let the market move you up. The two sellers who priced defensibly were bid up. The one who reached took the only cut. In a market this fast, an ask grounded in recent sales tends to outperform an ambitious one.
  • Expect speed, and be ready for it. Buyers should have financing arranged and a touring plan before a listing appears, because the window here has been measured in days.
  • Ignore the automated estimate entirely. It is off by 10 to 28 percent on the homes we can check.

What Buyers Are Actually Getting at These Prices

The housing stock explains a good deal of the pricing. The homes that closed were built in 1963, 1979 and 1980, which is representative. Tiffany Park built out largely from the early 1960s through the early 1980s on wooded, rolling terrain, and the detached inventory runs to split levels, ramblers and two-story homes in the 1,600 to 2,300 square foot range, many on quarter-acre lots and a number of them backing to greenbelt.

That is a different product from the new construction pushing the 98058 median upward and different again from the smaller, older grid housing closer to downtown. It also explains the per-foot spread. A 1963 rambler and a 1980 four-bedroom with a finished lower level and a Trex deck onto greenbelt are not the same house, and the market prices them accordingly.

Schools remain a significant part of why families choose these blocks, anchored by Tiffany Park Elementary. Can I trust an online home value estimate for a Tiffany Park home?

Tiffany Park home prices are harder to pin down than almost any neighborhood we cover, and that difficulty is itself the opportunity. When the published figures are drawn from a school attendance radius or a zip code four times the size of the neighborhood, the buyer or seller working from real closings has an advantage over everyone working from a headline.

What the real closings say is that this is a fast, competitive pocket of southeast Renton where well-priced homes go under contract in under a week and often above asking, where the per-foot rate varies too much to shortcut, and where roughly one percent of the neighborhood is on the market at any given moment. Those are workable conditions on both sides of a transaction, provided you are pricing to the right evidence.
